Cape Town’s expanding Foreshore district is getting ready to welcome a new addition.
Squeezed between the two Cape Town International Conference Centre complexes and bordering the elevated freeway, the ZAR2.5 billion 35-storey mixed-use tower block is set to start taking shape in 2027, reports Moneyweb. The completion date is set for April 2031.
The ThirtyFour18 development will have 94 private apartments, seven penthouses, a 155-room five-star hotel, a rooftop sky bar and swimming pool, as well as commercial office space and retail outlets.
The site is owned by the City of Cape Town, but local diversified investment group Afrirent secured a 99-year lease in 2024.
According to an article in Bizcommunity, the design considers Cape Town’s prevailing winds and other challenging coastal weather conditions. Another challenge is logistical – how to build a high-rise in such a contained space. The foundations, for example will require about 90 piles extending about 27m into the ground.
The City of Cape Town said the project would help to position the city as a 24-hour economy.

‘This means allowing the private sector much greater creative licence in how buildings are used, including greater flexibility around zoning and opportunities to redesign them for lifestyle living, or even call centres. These developments will help beautify, secure and clean up the inner city,’ said James Vos, the city’s Mayoral Committee Member for Economic Growth.
The project is being co-developed by Afrirent subsidiary Indalo Hotels and Leisure Group, and Lance Chalwin-Milton.
‘This is an iconic site, and we have a responsibility to make the most of the opportunity it presents,’ said Afrirent founder Senzo Tsabedze. ‘Our ambition is to create a landmark development that contributes to Cape Town’s growth, attracts visitors and businesses, creates employment and demonstrates what can be achieved through investment, collaboration and innovative engineering.’
